What is being measured#

A hole is dug to the depth of a proposed drainfield, saturated, and the rate at which the water level drops is timed.

Modern practice relies as much on soil borings — examining the soil profile, texture, and the depth to seasonally saturated soil or bedrock — as on the percolation rate itself. Both feed the system design.

What can fail#

Too slow. Heavy clay soils will not accept effluent at an acceptable rate.

Too fast. Coarse sand or gravel passes effluent through before treatment occurs, which threatens groundwater.

Insufficient separation. Bedrock or a high water table too close to the surface leaves no room for the required vertical separation beneath the system.

Failure is not always the end#

Alternative designs exist — mound systems, at-grade systems, and other engineered approaches for difficult sites.

They cost considerably more, sometimes several times a conventional system, and they take more space. Some sites cannot be served at any price.

The right response to a poor result is a cost estimate rather than an assumption in either direction.

The money#

Septic replacement on a difficult Minnesota site routinely runs into five figures, and on shoreland or constrained lots it can exceed what the parcel itself is worth.

That is why it belongs in the purchase arithmetic at the same stage as the price, and why the septic disclosure is one of the Minnesota disclosures a buyer cannot waive.

Timing and administration#

Counties administer septic permitting in Minnesota, and requirements differ.

Some counties restrict when testing can be done, because frozen or saturated ground produces unreliable results. That can put a several-month gap between wanting the test and being able to have it, which needs to be anticipated in a purchase timeline rather than discovered in it.

On distressed rural property#

Long-vacant houses and tax-forfeited parcels frequently carry systems that have not been used, inspected or maintained for years.

A system that was compliant when last used may not be now, and the county may require compliance at the point of transfer or when a permit is sought.

For anyone evaluating rural distressed property, establishing the septic position — existing system, its status, and whether the site could take a new one — is not optional. It is frequently the largest single number in the deal.
